Reservation Procedure Guidance Notes (updated 6/6/11)

The following notes give a brief outline of the procedure for reserving your chosen apartment at Royal Sands, Marina Esplanade, Ramsgate.
Should you have any further queries or questions regarding the reservation procedure, please do not hesitate to ask one of our sales team who will be happy to assist.

Reservation Deposit

 In order to reserve your chosen apartment a non-refundable deposit of £2,000 will be required. Cheques should be made payable to the Agent, Terence Painter Properties. This will hold your chosen apartment for you at an agreed price for a period of 6 weeks.

Following receipt of your full Reservation Deposit, your Conveyancer will be sent a contract package and will be required to exchange contracts within 6 weeks of receiving this.

Exchange Of Contracts

Upon exchange of contracts, purchasers will be required to pay an exchange deposit equal to 10% of the property sale price, less the total sum of any Reservation Deposits already paid.

Stage Payment

Upon the property reaching shell & core built stage (as defined below) the Purchaser, following legal exchange of contracts, shall be required to pay a further 10% deposit.

Legal Completion

At the point of Reservation you will be given an approximate date for when your apartment is scheduled to be completed. This date will be for guidance purposes, you will be given regular progress reports in order to determine a more accurate completion date. When your apartment is ready for occupation you will be served notice to complete within 28 days via your Conveyancer. Within this time frame, you will be required to arrange for the balance of the purchase monies to be with your Conveyancer in order for them to complete the purchase procedure for you.

Shell & Core Built Definition

Shell and core built stage is defined as:

- Completion of structural elements including frame, walls and floors.
- Completion of external windows and doors
- Completion of infrastructure drainage
- Units to be watertight and secure
